Amalga zoning code

1.19 Vesting of Zoning Rights

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Amalga code is at https://www.amalgautah.gov/amalga-town-code. Text pulled 2026-10-19 from this source. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Amalga planning before you rely on it.
Upon payment of the required application fees and submission of a completed application, as determined by Planning Commission, an applicant shall be entitled to have the filed application reviewed and acted upon pursuant to the terms of the Land Management and Development Code or development code and zoning map in effect at the time of filing of the application, subject to the exceptions set forth below. The applicant may take advantage of changes in the Code and zoning map that would permit greater density or more intense use of the land, provided however, that these changes may be deemed a modification of the plan and require the payment of additional planning review fees. 1.19.1 Non-zoning related matters, including, but not limited to site development standards, procedural requirements and building code requirements, will not vest until complete zoning clearance applications have been filed and required fees have been paid. Water and Sewer connection availability, costs of water and sewer connection and water development fees, and applicable impact fees and other charges will vest only upon payment of the zoning clearance application fees and submission of all the materials necessary for the issuance of a zoning clearance. Vesting of all permits and approvals terminates upon the expiration or termination of the permit or approval. Exceptions Applicants shall not be entitled to review and approval of applications pursuant to the terms of the Code in effect at the time of application when revisions to the Code are pending at the time of application which would prohibit or further condition the approval sought, or when there exists a compelling reason for applying a new standard or requirement retroactively to the time of application.
