Bear River City zoning code

8B.5.3 Sectionalizing Major Subdivision Plats

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Bear River City code is at https://www.bearrivercityutah.gov/city-ordinances/. Text pulled 2026-10-19 from this source. Partial copy: chapters 1, 2, 3, 7 (the zone districts) and 10 are scanned images on the city's site and are not included. Use the official code for those. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Bear River City planning before you rely on it.
Prior to granting final approval of a major subdivision plat, the Planning Commission and City Council may permit the plat to be divided into two or more sections and may impose such conditions upon the filing of the sections as it may deem necessary to assure the orderly development of the plat. The Planning Commission and City Council may require that the performance guarantee be in such amount as is commensurate with the section or sections of the plat to be filed and may defer the remaining required performance guarantee principal amount until the remaining sections of the plat are offered for filing. The developer may also file irrevocable offers to dedicate streets and public improvements only in those sections submitted to be filed and defer filing offers of dedication for the remaining sections until such sections, subject to any additional conditions imposed by the Planning Commission or City Council, and offers shall be granted concurrently with final approval of the balance of the plat. The approval of all remaining sections not filed with the County Recorder shall automatically expire unless such sections have been approved for filing by the City Council, all fees paid, all instruments and offers of dedication submitted and performance guarantees approved and actually filed with the County Recorder within one year of the date of final subdivision approval of the subdivision plat. 8C ASSURANCE FOR COMPLETION MAINTENANCE OF IMPROVEMENTS AND 8C.1 Improvements and Performance Guarantee
