Bear River City zoning code

8C.3.2 Procedures on Escrow Fund

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Bear River City code is at https://www.bearrivercityutah.gov/city-ordinances/. Text pulled 2026-10-19 from this source. Partial copy: chapters 1, 2, 3, 7 (the zone districts) and 10 are scanned images on the city's site and are not included. Use the official code for those. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Bear River City planning before you rely on it.
All required improvements for which escrow moneys or letters of credit have been accepted by the Zoning Administrator at the time of issuance of a certificate of occupancy shall be installed by the developer within a period of nine (9) months from the date of deposit and issuance of the temporary certificate of occupancy. In the event that the improvements have not been properly installed, at the end of the time period, the Zoning Administrator shall give two (2) weeks written notice to the developer requiring him to install same, and in the event that same are not installed properly in the discretion of the Zoning Administrator, the Zoning Administrator may request the City Council to authorize the City to proceed to contract out the work for the installation of the necessary improvements in a sum not to exceed the amount of the escrow deposit or letter of credit. At the time of the issuance of the certificate of occupancy for which escrow moneys/letters of credit are being deposited with the Zoning Administrator, the applicant shall obtain and file with the Zoning Administrator prior to obtaining the certificate of occupancy a notarized statement from the purchaser or purchasers of the premises authorizing the Zoning Administrator to install the improvements at the end of the ninemonth period in the event that the same have not been duly installed by the developer.
