Bear River City zoning code

8D.1.7 Roads, Utility Lines and Concurrency

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Bear River City code is at https://www.bearrivercityutah.gov/city-ordinances/. Text pulled 2026-10-19 from this source. Partial copy: chapters 1, 2, 3, 7 (the zone districts) and 10 are scanned images on the city's site and are not included. Use the official code for those. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Bear River City planning before you rely on it.
Roads and all utility lines should be designed to work with the existing grade and cut and fill slopes should be minimized. Roads and utilities should be placed so that disturbance of significant vegetation is minimized. All roads and utilities, whether on or off site, must be installed concurrently with the development. 8D.1.8 Drainage Ways, Field Drains, and Irrigation Ditches Existing natural drainage, field drains, and irrigation ditches or rights-of-ways should be maintained and designed around. If any of these are disturbed during construction the damaged portion shall be restored to proper working condition by the developer or contractor. Notification and/or approval of irrigation companies for development may be required in certain circumstances as determined by the City if the development impacts irrigation works and/or access. (Amend. #9, Ord. No. 2011-11-03)
