Bear River City zoning code

8D.9.2 Minimum Size of Park and Playground Reservations

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Bear River City code is at https://www.bearrivercityutah.gov/city-ordinances/. Text pulled 2026-10-19 from this source. Partial copy: chapters 1, 2, 3, 7 (the zone districts) and 10 are scanned images on the city's site and are not included. Use the official code for those. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Bear River City planning before you rely on it.
In general, land reserved for recreation purposes shall have an area of at least one acre. When the percentages from the above formula would create less than one acre, the Planning Commission may require that the recreation area be located at a suitable place on the edge of the subdivision so that additional land may be added at such time as the adjacent land is subdivided. In no case shall an area of less than one-quarter (1/4) acre be reserved for recreation purposes if it will be impractical or impossible to secure additional lands in order to increase its area. This smaller amount will be accepted only when it is on the edge of the subdivision or when the staff feels that the reduced size will result in a functional and usable recreation site. 8D.9.3 Recreation Sites Land reserved for recreation purposes shall be of a character and location suitable for use as a playground, play field, or for other recreation purposes, and shall be relatively level and dry; and shall be improved by the developer to the City standards required by the Planning Commission, which improvements shall be included in the performance guarantee. The Planning Commission may refer any subdivision proposed to contain a dedicated park to the City official in charge of parks and recreation for a recommendation. All land to be reserved for dedication to the City for park purposes shall have prior approval of the City Council and shall be shown marked on the plat "Reserved for Park and/or Recreation Purposes."
