Bountiful zoning code

14-14-105 COMBINED LOTS - RESTRICTIONS

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Bountiful code is at https://www.bountiful.gov/197/Land-Use-Code. Text pulled 2026-10-19 from this source. Use tables don't copy cleanly. Check the official code for any table. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Bountiful planning before you rely on it.
A combined lot may be created from two (2) or more contiguous lots or parcels that are undeveloped. The side, front, and rear yard requirements of this Code shall apply only to the external boundaries of the combined lot. However, once a combined lot has been created, it shall not be divided except through a new subdivision plat meeting current City Code. Prior to receiving a building permit and/or commencing any development activity, the property owner shall record at the Office of the Davis County Recorder a deed restriction memorializing the creation of the combined lot, and shall amend any easements in conflict with the utilization of the combined lot. Failure to produce or record the required deed restriction shall not void any provision of this Code, and no part of this Code shall abrogate any use restriction provided by deed or other written recorded instrument affecting or otherwise restricting the use of the real property in question.
