Elmo zoning code

02.0811 Objectives and Characteristics of Zone

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Elmo code is at https://emery.utah.gov/wp-content/uploads/2024/01/ZONING-ORDINANCES.pdf. Text pulled 2026-10-19 from this source. This is the town's 1975 typed zoning ordinance, the only one posted online (on Emery County's site). It may be outdated; confirm the current rules with the town. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Elmo planning before you rely on it.
The A-1 Agricultural Zone has been established for the primary purpose of providing a location where the cultivation of crops and the raising and keeping of livestock and related uses can be carried on and where such uses can be protected and encouraged. While dwellings and certain other uses not related to agriculture are permitted, such development is not encouraged in the A-1 Agricultural Zone, because of the conflict which occurs between farm and non-farm uses. For this reason, owners or developers of land should bear in mind that primacy is given in this zone to agricultural and livestock rising and any development should be undertaken in recognition thereof. The A-1 Agricultural Zone is characterized by large lots and tracts of land intermixed with dwellings. In order to accomplish the objectives and purposes of this Ordinance and to stabilize and protect the essential characteristics of this zone, the following regulations shall apply in the A-1 Agriculture Zone.
