Erda zoning code

5-1 NONCONFORMING BUILDINGS AND USES: Purpose

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Erda code is at https://erda.gov/city-codes-and-maps/. Text pulled 2026-10-19 from this source. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Erda planning before you rely on it.
Within the districts established by this ordinance or subsequent amendments thereto, there exist uses, structures and lots which were lawfully established or created, but which would be prohibited, regulated, or restricted under the terms of this ordinance or future amendments. The intent of this chapter is to permit these non- conformities to continue but not to encourage their perpetuation or survival. Non-conformities are declared by this chapter to be incompatible with permitted uses, structures and lots in the districts involved. It is further the intent of this chapter that non- conformities shall not be enlarged upon, expanded, enjoy an increase in intensity of use, unless specified otherwise.

4-26 SUPPLEMENTARY AND QUALIFYING REGULATIONS: Limitations on simultaneous land use applications · 5-2 NONCONFORMING BUILDINGS AND USES: Repairs and alterations
