8-6 Planning Commission Action

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Kanab code is at https://kanab.utah.gov/DocumentCenter/Index/96. Text pulled 2026-10-19 from this source. Use charts in chapters 16-20 do not copy cleanly. Check the official code for those charts. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Kanab planning before you rely on it.

Requiring landscaping, screening, drainage, water quality facilities and/or improvements of parking and loading areas; 9. Limiting the number, size, location, design, and/or intensity of outdoor lighting; 10. Requiring berms, screening or landscaping and the establishment of standards for their installation and maintenance; 11. Requiring the protection and preservation of groundwater recharge areas; 14. Limiting noise generation; 15. Minimizing environmental impacts to identified wetlands; 15. Turn-lane improvements at street intersections when: a. an unsafe condition would be created by the development without the improvements; or b. The projected increase in traffic generated by the new or expanded use will lower the level of service; 16. Providing for emergency access; 17. Requiring pedestrian, bicycle and transit circulation, including related facilities, as needed among buildings and related uses on the development site, as well as to adjacent and nearby residential areas, transit stops, neighborhood activity centers, office parks, and industrial parks; 18. Requiring approval of septic and of water systems; 19. Requiring buildings to be built to specific requirements. B. In approving or recommending approval of a conditional use permit, the Kanab City Planning Commission shall find: 1. That the proposed use is necessary or desirable and will contribute to the general well-being of the community. 2. That the use will not be detrimental to the health, safety, or welfare of persons residing, or working in the vicinity, or injurious to property or improvements in the vicinity. 3. That the proposed use will comply with the regulations of this Ordinance. 4. That the proposed use is in harmony with the intent and purpose of the Kanab City Master Plan or that the plan shall have first been amended through public hearing.
