Leeds zoning code

20.5 APPLICATION PROCEDURE

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Leeds code is at https://leeds.utah.gov/town-code/. Text pulled 2026-10-19 from this source. Chapter 10 is a scanned image on the town's site and is not included; chapter 19 is a placeholder and chapter 23 was repealed. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Leeds planning before you rely on it.
20.5.1. All application procedures described in this Ordinance, the Leeds Town subdivision Ordinance for subdivision plats, and all other applicable Leeds Town ordinances shall be adhered to as described in the underlying zoning district. 20.5.2. In addition, any application for a use in the Hillside Protection Overlay Zone shall include a conceptual plan of the proposed development that shall include the following: 20.5.2.1. The type and nature of the development. 20.5.2.2. The goals and objectives of the developer. 20.5.2.3. The development’s relation to the compatibility with the Town of Leeds General Plan. 20.5.2.4. The required reports described in Section 20.6. below. The conceptual plan shall be reviewed by the Planning Commission and the Town Council. The review may determine the extent of required plans necessary to meet the intent of this Ordinance. The review may also establish conditions for the approval based on the findings of such reports. These conditions shall become a part of the record and be considered binding upon the applicant as part of an approved plan.
