Newton zoning code

11-8-2 Lots In Separate Ownership

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Newton code is at https://cms8.revize.com/revize/newtonut/TITLE%2011%20LAND%20USE.pdf. Text pulled 2026-10-19 from this source. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Newton planning before you rely on it.
A lot or parcel which was a legally divided lot held in separate ownership at the time these requirements became first effective as of December 1, 1977, and which has access to a dedicated street, may be used for a single-family dwelling. The town clerk shall make a determination as to whether a lot is conforming based on documentation submitted by the property owner. Section 11-3-2 of this title provides the method for appeal of such determinations.
