Residential density within the Mixed Use Zone shall not exceed six and one-half (6.5) dwelling units per Gross Residential Developable Acre.*
*Gross Residential Developable Acre - The total contiguous land area within a project allocated primarily for residential living. This includes the actual residential building pads, private yards, internal neighborhood streets, driveways, sidewalks, localized parkways, and neighborhood-scale open space or amenities meant to serve those specific residents, but excludes commercial parcels, dedicated public arterial roads, regional utility easements, and unbuildable natural features (like steep slopes or wetlands).
The City Council shall establish the approved residential density for each Mixed Use development through the Development Agreement based upon the project's commercial
development, public amenities, infrastructure capacity, site design, fiscal impacts, and consistency with the purpose and intent of this Chapter.
Nothing in this Chapter shall be construed to require a minimum residential density within the Mixed Use Zone.
