Salem zoning code

14-4-030 NON-CONFORMING USES: Reconstruction - When Allowed

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Salem code is at https://www.salemutah.gov/salem-city-codes.htm. Text pulled 2026-10-19 from this source. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Salem planning before you rely on it.
Whenever a non-complying structure or nonconforming use is destroyed or damaged by fire, flood, natural disaster, or other calamity, it may be reconstructed if it was actively used as a non-complying structure or nonconforming use immediately prior to the fire, flood, natural disaster or other calamity and if the building permit for the reconstruction is obtained within one year of the fire, flood, natural disaster or other calamity. A noncomplying structure which is reconstructed may not be expanded, intensified, enlarged, extended, altered, or substituted.
