San Juan County zoning code

8-2 Location and Use

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official San Juan County code is at https://sanjuancountyut.gov/207/Ordinances. Text pulled 2026-10-19 from this source. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with San Juan County planning before you rely on it.
No occupied mobile home shall be located anywhere within the County where the total enclosed, usable floor space of the unit is less than five hundred (500) square feet, with an adequate foundation and skirting, and located and maintained on a separate lot having no less than the minimum area width, depth and frontage setbacks as required by this Ordinance for the district in which the dwelling structure is located. San Juan County prohibits the placement or relocation of any pre-HUD-code manufactured (mobile) homes, built prior to the MHCSS, 24 CFR 3280, which became effective on June 15, 1976, anywhere within the County. (See NCCBCS/ANSI A225.1, Annex D)
