Wayne County zoning code

Zoning 1617 Minimum Buildable Area

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Wayne County code is at https://waynecountyutah.gov/pages/planning-and-zoning. Text pulled 2026-10-19 from this source. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Wayne County planning before you rely on it.
Every lot or parcel created after the effective date of this Ordinance shall have a minimum buildable area sufficient to establish a building or structure thereon that meets the minimum standards of the Zoning District in which the lot or parcel is located. Buildable areas shall be required to be identified on all subdivision plats and plans for the purposes of ensuring that a buildable lot or parcel is provided. Any area located within an easement may not be included within any minimum buildable area unless the easement beneficiary executes and records a release of the easement in a form acceptable to the County Attorney.
