Cleveland zoning code

2-12.0924 REVIEW AND APPROVALS

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Cleveland code is at http://www.clevelandtown.org/planning--zoning.htm. Text pulled 2026-10-19 from this source. Zoning ordinance only; the subdivision ordinance is a scanned image on the town's site and is not included. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Cleveland planning before you rely on it.
The planning commission shall review the plan to determine its compliance with any portion of the master plan that shall have been adopted by the planning commission. In considering approval of the development, the planning commission, among other things, shall make sure that such developments shall mesh harmoniously with the surrounding area, that it will not produce a volume of traffic beyond the capacity of the surrounding street system, that requirements for utilities, off-street parking, traffic circulation and other public requirements will be adequately met and that the standards and intent of this section shall be adequately complied with. The planning commission may require changes to be made in the plan. They may also require additional yards or buffers or other improvements to be installed along with greater amounts of landscaping or parking spaces. Said changes may be imposed as conditions of approval where it is determined by the planning commission that such changes are necessary to insure that the development will mix harmoniously with adjoining or nearby uses. An application for approval of a travel trailer court shall be granted or denied only after a public hearing by the planning commission. Notice of the hearing shall be given in a newspaper of general circulation at least ten (10) days prior to said hearing. If approved or denied by the planning commission, the application, with the planning commission’s recommendations shall be submitted to the Town Council for its approval or denial. An application denied by the Town Council may be appealed in writing to the Appeal Authority within thirty (30) days after the final decision by the Town Council. Approval of the preliminary plan shall be valid for a period of one (1) year.
