Lehi zoning code

06.130 Total Density

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Lehi code is at https://www.lehi-ut.gov/government/codes-ordinances/development-code/. Text pulled 2026-10-19 from this source. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Lehi planning before you rely on it.
The total density of a Planned Community is determined by multiplying the Base Density of three units per acre and the total percent of density increase earned. In no case will the total density exceed 40 percent above the base density. For example, if an applicant had a base density of 200 units and earned a 20 percent density increase, the applicant would be eligible for 240 dwelling units. However, in no case would the applicant be eligible for more than a 40 percent density increase or 280 dwelling units. The total density of a PC Zone shall be determined at the time of Area Plan approval.
