Salem zoning code

14-13-080 MIXED USE ZONE: Development Standards

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Salem code is at https://www.salemutah.gov/salem-city-codes.htm. Text pulled 2026-10-19 from this source. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Salem planning before you rely on it.
Development within the Mixed Use Zone shall comply with the approved Development Agreement, Salem City's Construction and Development Standards, and all applicable provisions of this Title. Except where this Chapter establishes a minimum or maximum standard, additional project-specific development standards may be established through the Development Agreement. A. Every residential dwelling shall provide a minimum two (2) car enclosed garage. Residential garages shall remain available for vehicle parking and shall not be converted to living area unless replacement parking is approved by the City. B. Residential driveways serving garages shall have a minimum unobstructed length of twenty-five (25) feet measured from the back of sidewalk to the face of the garage. C. Parking. 1. Townhome developments shall provide a minimum of one (1) dedicated guest parking space for every two (2) dwelling units. Required guest parking shall be in addition to the parking provided for each dwelling unit. Residential driveways shall not be credited toward the required guest parking. 2. Guest parking shall be conveniently distributed throughout the development and identified on the approved site plan or subdivision plat. 3. Commercial parking shall comply with the parking requirements of the C-1 Commercial Zone, as amended. The City Council may approve modifications through the Development Agreement where shared parking opportunities, mixed use integration, or demonstrated parking demand justify an alternative parking arrangement. D. Building Height. Residential buildings, including single-family detached dwellings, twin homes, townhomes, and mixed use buildings containing residential units above or within a commercial building, shall have a minimum height of ten (10) feet and a maximum height of thirty (30) feet measured to the square of the building. Standalone commercial buildings that do not contain residential dwelling units shall have a minimum height of ten (10) feet and a maximum height of fifty (50) feet measured to the square of the building.
