Sanpete County zoning code

14.60.010 NONCOMPLYING STRUCTURES AND NONCONFORMING USES: Noncomplying Structures And Nonconforming Uses

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Sanpete County code is at https://www.sanpetecountyutah.gov/174/Planning-Zoning. Text pulled 2026-10-19 from this source. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Sanpete County planning before you rely on it.
A noncomplying structure is a structure that legally existed before the structure’s current land use designation and because of one or more subsequent land use ordinance changes, does not conform to the setback, height restrictions, or other regulations, excluding those regulations that govern the use of land. A nonconforming use is a use of land that legally existed before the current land use designation, has been maintained continuously since the time the land use ordinance regulation governing the land changed; and because of one or more subsequent land use ordinance changes, does not conform to the regulations that now govern the use of the land. A nonconforming use or noncomplying structure may be continued within Sanpete County provided no structural alterations, additions, or enlargements are made thereto, no change in use occurs, except as may be allowed by Section 14.20.050 of this code.
