Lehi zoning code

38.100 Mixed Use (MU) District Purpose and Intent

Unofficial copy. It may be out of date. Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. The official Lehi code is at https://www.lehi-ut.gov/government/codes-ordinances/development-code/. Text pulled 2026-10-19 from this source. Tables (like use tables) may not copy cleanly, so check any table against the official code. Confirm anything here with Lehi planning before you rely on it.
The Mixed Use (MU) District is intended to establish primarily commercial development that serve as neighborhood and community centers. The district is designed to ensure that retail, restaurant, office, civic, and other employment-generating and community-serving uses form the dominant character of development, while allowing residential uses as a secondary and supporting component. The intent of this District is to: 1. Establish commercially active centers that support daily needs within walking distance; 2. Prioritize ground-floor and street-facing commercial and civic uses that activate public spaces; 3. Encourage a strong employment and service base within mixed-use areas; 4. Allow residential development only when integrated into and supportive of an active commercial environment; and 5. Avoid predominantly residential development that lacks meaningful nonresidential activity or long-term economic vitality.
